Some say there's no point in having a property on the market over Christmas: I think the season's festivities are a great opportunity to show off your home's capacity for celebration and entertaining.

First things first, make life easy for your potential buyer by having a well lit, clearly indicated approach - more important then ever at this time of the year. A welcome mat and a pretty wreath on the front door will set the scene for an inviting entrance hall. Add a well polished mirror here, and your lighting will acquire an extra brightness.

If you keep coats and footwear on hooks, be disciplined - illustrate how the space can be used but don't crowd it.

In the main interior, you can really dress your home in a more theatrical way - overtly scented candles can be indulged, along with windows framed with fairy lights, and jewel-colour ribbons, baubles and sumptuous cushions as accent colour.

It's best to confine yourself to one main colour, one accent colour and a neutral - greens with reds and golds; reds with purple and silver. Do complement your existing interior look - a contemporary scheme won't sit well in a cosy cottage style.

Remember to refresh your pictures on your agent's website, if possible, and to tidy up outside. With no planting to distract, any mess will show up more. Sparkling clean windows will provide a final gift-wrapped touch for your home's next happy owner!
